Durch steigende Zinsen und steigende Energie- wie Materialkosten bleibt das Fertighaus für Bauherren weiterhin eine Alternative zum klasssischen Massivbau.
Knapp ein Viertel der genehmigten Ein- oder Zweifamilienhäuser waren 2021 Fertighäuser, die Zahl stieg 2022 bei insgesamt geringerer Baunachfrage sogar erneut an. Gerade jetzt, in Zeiten von steigenden Zinsen und höheren Energiepreisen, kann ein Fertighaus die richtige Entscheidung für »Häuslesbauer« sein. Das Argument, dass bei einem Fertighaus der Bauherr kaum individuelle Wünsche verwirklichen kann, stimmt nämlich schon lange nicht mehr. Sowohl bei der Fassadengestaltung als auch bei Entscheidungen, die das Innenleben des Hauses betreffen, hat der Bauherr durchaus die Möglichkeit, Einfluss zu nehmen, je nachdem, ob er sich für ein Rohbauhaus oder ein bezugsfertiges Modell entscheidet. Darüber hinaus ist, im Vergleich zu einem Massivbau, beim Errichten eines Fertighauses eine bessere Kontrolle der Baukosten möglich. Dies ist erstens durch die viel kürzere Bauzeit und zweitens durch die höhere Stückzahl der produzierten Elemente begründet. Ebenso geben Bauunternehmen bei schlüssel- oder bezugsfertigen Häusern eine Festpreisgarantie. Da durch die Holzrahmenkonstruktion, bei der Wände aus Holzrahmen montiert und diese mit Dämmmaterial gefüllt werden, das Haus besonders gut gedämmt ist, können die Bewohner effizient Energie sparen. Ein Nachteil der sehr gut gedämmten Häuser ist zwar möglicher Schimmelbefall, dies ist auf der anderen Seite aber ebenfalls bei Massivbauten, die den aktuellen Energiestandards entsprechen, eine Gefahr. Durch die Kategorisierung »Energiesparhaus« sind außerdem Zuschüsse zum Kredit möglich und machen so ein Eigenheim auch bei kleinerem Budget möglich. Zwar ist der Wiederverkaufswert eines Massivbaues nach 30 Jahren im Vergleich circa 15% höher, bei kleinerem Budget jedoch immer noch eine Möglichkeit, den Traum vom Eigenheim zu verwirklichen.
